For the libertarians among us who dream of building better communities:

The 760-acre getaway is complete with a stone schoolhouse and 9 traditional cottages all for $2.3 million (or in three cheaper lots).

Stop the presses! The best escape fantasy ever is on the market and could be yours for a mere $2.3 million, or about the cost of a Manhattan condo.

Tanera Mor is the main island of the Summer Isles, an idyllic archipelago a mile and a half off the northwest coast of Scotland near Ullapool. You want seven miles of rugged cliffs, sheltered coves and beaches? Make an offer! The island is 1.6 miles long and 1.2 miles wide, has spectacular views and sustains itself with generators and wind turbines for 24-hour electricity; plus, a freshwater treatment works.

Climate definitely. While you get a lot for your money, I would much rather have an island in the Caribbean. Less infrastructure or larger price tag, but drinking on the beach is a year round festivity.

Most Caribbean islands have a water problem...no fresh water. They also tend to erode when the current shifts, and there's generally no firm bedrock for foundations. This isn't true of the larger islands, of course, but they aren't up for sale. And there are ways to ameliorate all of these problems, but the aren't either cheap or easy. And you're right about water level when the next hurricane comes by.

If you've got the money a better choice would be a small rocky island out around one of the two tropics (either the northern or southern tropic). That would be pretty warm year round, though you'd get a slight seasonal variation. You'd still need to put in a desalinization plant, though. And if you want greenery, you might need to import soil and have a larger plant...and a grounds keeper, unless that's a part of your desired lifestyle. Atolls tend to be more fertile, but they also tend to lie low enough to the water that a storm surge could wash right over them. Even your "rocky island" had better be prepared for a tsunami. (They may not be frequent, but several have happened during my lifetime, so you want to be able to survive one, even if uncomfortably.)
