Never, ever, do business with somebody really eager to give you a big loan. A legitimate loan officer is someone you have to beg, not someone who approaches you checkbook in hand.
The only thing that stops a bad guy with a compiler is a good guy with a compiler.

Also never, ever do business with somebody who sent you a fax or email that you never asked for. And while we're at it: Never sign a contract which involves money without actually reading it and figuring out what it means.
